Whether it’s a fallen tree branch, a tree itself, or an even rarer accident, the sound of something piercing your roof is one no homeowner wants to hear. Regardless of the reasons for the puncture, urgent action is needed when your roof takes that sort of damage to prevent further harm – especially from water, wind, and pests.
Why Do Roofs Get Holes?
Weather damage from hail, falling trees, wind or wind-blown debris, and heavy snow is the most obvious cause of a roof leak. The cost of weather-related roof damage in the U.S. is somewhere between $10-20 billion annually. Even if the aftereffects of bad weather don’t seem catastrophic, something as simple as a missing shingle or a missing tile blown away in a storm can create an opportunity for water to enter your home and cause tens of thousands of dollars of damage.
A less immediately apparent reason for a leaky roof is human error, either during installation or while making repairs. A single improperly placed nail or shingle can create an opening for water intrusion.
Another frequently overlooked cause of holes in one’s roof is pests. Bugs, bats, birds, rats, mice, squirrels, and raccoons can burrow into or gnaw away at roofing materials. Less frequently, a roof puncture can result from rare, random hazards like a stray bullet or falling debris from a passing aircraft.
How Serious Is A Roof Leak?
Even a minor roof leak can become a serious problem. The longer it takes to notice the leak (and get it repaired!), the worse the damage can become. An unrepaired leak can cause structural damage to your foundation or to parts of your roof like rafters, joists, framing, fascia, soffits, and decking. It can also cause cosmetic damage to paint and trim, spawn health-issue-causing mold, and provide an open invitation to insect infestation and damage.
How Quickly Does a Leaky Roof Cause Damage?
Once your roof develops a leak, the clock starts ticking. How quickly a small fix becomes a larger one depends on the size of the leak, weather conditions, and the amount of insulation present around the leak. If conditions are ripe for mold development, it can begin to form within 24 hours and grow rapidly.
Does My Roof Need Patching?
The most obvious sign that your roof needs to be patched is the presence of water. If you see water intrusion in the attic, walls, or ceiling… contact a roofer immediately.
Other signs that your roof should be patched include:
- Water stains on walls or ceilings
- Warped walls
- Peeling paint
- The presence of mold or mildew
- Rotted beams or rafters
- Insects in moist areas
- A cracking foundation
Is It Expensive to Reseal a Roof?
Resealing your roof is a cost-effective way to prevent leaks and extend your existing roof’s lifespan. It costs far less than a full replacement and is significantly less expensive than repairing the serious structural damage that can result from a leaky roof. Resealing may even have the added benefit of improving your home’s energy efficiency.
Is a Hole in the Roof an Emergency?
A large hole in your roof with significant water intrusion is obviously an emergency. A smaller hole may not seem like an immediate issue, but over time it will turn into a larger one. This is why it’s important to be roof-aware and to know the signs of leakage and water damage… and to take action immediately. Cover any holes or areas of leakage with a tarp and contact a professional roofer to begin repairs as soon as possible.
