In many areas of your home, if something isn’t right, you can see it immediately. Your roof – being out of sight, out of mind – can develop serious problems before they become noticeable. Whether your roof requires a checkup at the request of your insurance company, or if you simply want to know its current condition, it may be time for a roof inspection or a roof assessment.
What Does a Roof Inspection Involve?
When you contact us to perform a roof inspection, we’ll schedule a designated time window to arrive at your home. When we arrive, we walk around your house and climb up on your roof to examine its condition. We may also ask you if we can enter your home to check your attic, ceilings, and walls for signs of leaks and water damage.
We look thoroughly at every item on our extensive checklist and, afterwards, create a report for you, your bank, and/or your insurer – depending upon your request. We’ll also include a quote for any repairs that may be needed.
What Is Checked During a Roof Inspection?
During a roof inspection, we check all components of your roof, from its surface to its underlying structures. Items and areas we examine include:
- Shingles or other exterior roofing materials
- Nails and other materials used to secure roofing materials.
- Flashing
- Decking
- Framing
- Fascia and soffits
- Chimney masonry
- Skylights
- Piping and other roof penetrations
- Ventilation
- Gutters
- Eaves
- Water runoff channels
Who Is Certified to Do a Roof Inspection?
Roof inspectors are often certified by the American Society of Professional Estimators (ASPE), International Association of Home Inspectors (InterNACHI) or the National Roof Certification and Inspection Association (NRCIA). There are other organizations that provide specialized certifications in areas like storm damage or large commercial construction.
To obtain certification, one must take specialized training courses, pass an examination, and agree to abide by the professional standards of the issuing organization. Of course, as contractors, we’re also licensed with the state of NJ. Roofing contractors in the state of New Jersey must be registered with the New Jersey Division of Consumer Affairs, which we are and stay up to date on. We are also proud to have other related accreditations such as GAF Master Elite® status.
What Is the Goal of a Roof Inspection?
The main purpose of a roof inspection is to find any existing problems with the roof and to estimate how long until the roof will need to be replaced. Inspections are usually done as part of a home sale or for insurance purposes. If there’s no need for an official inspection, you may wish to obtain a roof assessment instead.
What Is a Roof Assessment?
A roof assessment is similar to an inspection, but it is performed mainly for the benefit of the homeowner. During an assessment, we examine all aspects of your roof to determine if it needs any repairs or if (and when) it should be replaced.
A roof assessment can help homeowners be proactive about roof repairs and budgeting for future replacement. It can also assist homeowners in creating a regular roof maintenance schedule.
